DETAILS OF THE PARTIALLY FURNISHED HOME AND PROPERTY

        The property is 100 feet wide and a little over 1500 feet stretching from East Camano Drive out to the high-tide line,  approx 3.4 acres of land.  In addition, the property also includes the tidelands down to lower low water, which means you also have private ownership of the shellfishing on the tidelands.
        There are several hundred feet of native woods between the home and East Camano Drive, offering a wonderful privacy barrier.
        Access to the home is via the Sunny Shores Estates Homeowners Association (to which the home and property are affiliated) privately maintained road that also serves the other Association homes.
         The home has its own well with great water, which it shares with a neighboring home.  The only water fee is the electric bill for the well pump which amounts to only about $25-30 every 2 months, or $150-180 per year.
          The home uses a simple gravity-fed drainfield septic system.  In Island County, these systems can be inspected and certified every five years by the owner after completing a basic inspection class offered free by the county.
        The only obligation to the Association is an annual road and bridge maintenance fee of  $300.
        Access to the waterfront portion of the home is via a graveled and graded road which is maintained in excellent condition.  The bridge is a new wood bridge on the waterfront that the members use to drive/walk across the wetlands and saltwater estuary to get to each owner's waterfront area.     
        The main floor house is 57 x 24 (1368 square feet, not including the 156 square feet entrance cloak room .  Built separately but attached to the house is what was a  double-car garage of 30 x 22 feet.  It has has been enclosed, is fully insulated and wired but unheated.  We use it as an office/computer room/storage.  It has large windows on two sides, an exterior door onto the front deck/entry area, and another exterior door onto the parking pad alongside the house, next to where the garage doors used to be, and an interior door into the house.
    Downstairs is a 57 x 24 feet daylight basement with lots of windows looking toward the Cascades and Port Susan and its own door into the completely fenced yard.  There are two bedrooms, a complete bath, a laundry area, and a lot of room for either storage or for conversion of the basement to an apartment that could be rented out for income or used as a "Mother-in-law" apartment.
    The home is already partially wheelchair-accessible and could be made entirely so with little additional work.
   
We have a private mooring buoy and crabbing, clamming,  fishing and grey-whale viewing during their annual migration. Garden, greenhouse, newly-fenced yard for your kiddies and/or pets. 
    The view is territorial from from most of the rooms in the home.
    Anyone recreating on the waterfront is easily visible from the home.


REGIONAL AND LOCAL SETTING
    Camano Island is accessed by bridge from Stanwood, about an hour's drive north of Seattle. It is a very active boating, fishing, crabbing and art community. The island is served by a free bus service which links in Stanwood to buses going north and south on I-5 freeway. Nearby Stanwood is served by AMTRAK. Camano has two wonderfully wooded and saltwaterfront state parks with camping, boat launch ramp, cabins, and community hall and restaurant. The Seattle-based Center For Wooden Boats has a very active facility at one of the parks where they do boat repair and building, rentals and boat building classes.  There is shopping center with an IGA and ACE hardware and a postal and copy facility.  The CAMALOCH golf course is highly rated by golfers.
    There are two Indian Casinos/hotels/restaurants and an outlet mall within 30 minutes of the home.  There are three restaurants on the island and quite a few in nearby Stanwood.
    The Island has two grade schools and the middle and high school are in the nearby gateway town of Stanwood.  The school district has a very good student bus transport system.
    We have excellent fire and law enforcement coverage by the Island County Sheriff and the Camano Island Fire and Rescue.

IMMEDIATE NEIGHBORHOOD SETTING
    This part of Camano Island is moderately to heavily wooded.
    Two pair of nesting Bald Eagles and a family of deer make their homes in the immediately surrounding woods.
    We share a well-maintained road to our no-bluff, walk- or bike- or drive- to sandy pebbly beach, in a 11-lot homeowners association, with home ownership that includes woods and a tideland that extends out to lowest low water.  Adjacent vacant 3+- acre waterfront parcel may also be available to protect your privacy or to build on.
The waterfront has a tidal estuary in which spawning salmon have been seen; one neighbor has raised oysters in this estuary.

THE HOME
Our home is 36 years old, partially furnished on 3+- acres on Port Susan, with a high-bluff territorial easterly Cascade Mts and Port Susan view. The mountain view includes the snow and glacier-covered Mount Baker volcano and ski area.
The home has a total of 3560 square feet.
The main floor level has two bedrooms, two baths, kitchen, main living and dining area.
An attached garage is built onto the main floor. It has an exterior door and an interior door that opens into the home. The garage has been enclosed and currently serves as an office, computer and storage room. It is fully insulated and wired and has large windows on two sides. It could easily be reconverted back into a nice two-car garage and/or shop if the owners wanted to.
The daylight basement has two bedrooms, full bath, laundry area and lots of unfinished space for storage or to finish off as a self-contained apartment that could be rented. It has its own door opening to the fully fenced yard, and carpeted stairs connecting it to the upstairs main living area.
Several hundred feet of undisturbed woods form a barrier between the home and the main island road.
Access to the beach and the home is via a well-maintained Association road. This same road provides access to the waterfront beach area via a locked gate only accessible to Association members.
Water is from a private well which is shared with a neighboring home.
A wonderful place to raise a family, explore our beaches and marine estuary. Not a showcase home. This is a good solid home in which to raise kids, just relax and escape the stress of work or to have great beach parties.
